Full Management Service includes:
- Initial rental valuation of the property
- Marketing the property on our website and in local newspapers
- Accompanied viewings with prospective tenants
- Vetting of prospective tenants with our Credit Reference Agency
- Preparation of Tenancy Agreement and Move-In documents
- Collecting deposit which is held in our Client Account
- Collection of monthly rent for transfer to Landlord within 7 days
- Mid-term inspection and compiling and submitting report to Landlord
- Liaison between Tenant and Landlord throughout tenancy
- Organising and managing all required maintenance works
- Final inspection at end of tenancy

For a competitive monthly commission fee, this service allows the Landlord peace of mind that Harrisons will deal with the complete management and letting of the property in a professional and efficient manner.
Tenant Finding Service includes:
- Initial rental valuation of the property
- Marketing the property on our website and in local newspapers
- Accompanied viewings with prospective tenants
- Vetting of prospective tenants with our Credit Reference Agency
- Preparation of Tenancy Agreement
- Collection of deposit and first month’s rent

The monies and management of the property will then be transferred to the Landlord, minus a one-off fee.
Inventory and Inspections Service
This service can be carried out at any time on the request of the Landlord. The fee is based upon the size of the property and whether furnished or unfurnished.
Property Minding Service
Designed for those who are leaving their property vacant for a short or long duration. Includes:
- Weekly inspections
- Re-direction of mail, if required
- Ensuring the property appears occupied by moving light timer switches/curtains etc
- Preparation of property for return

Maintenance Service
Ascertaining quotes and organising necessary works on behalf of the Landlord. This can be added to the Tenant Finding service but is included in the Full Management service.
Gas and Electrical Appliance Safety Checks
Gas appliance checks are a legal requirement when renting out a property and need to be carried out annually by a Corgi Registered plumber. Harrisons will be happy to arrange this for the Landlord. Prices vary according to number of appliances.
Electrical appliance safety checks are optional and are not a legal requirement when renting out property. However, some landlords choose to instruct Harrisons to arrange. Prices vary according to number of appliances.
